- University City, CA, Plumber
Most people know this area by two different names, University City to residents, the Golden Triangle to the roughly 9.5 million square feet of office space anchored around Westfield UTC. Courtesy Plumbing works both sides of that identity, original homes from the neighborhood’s 1959-60 development and the small offices, retailers, and restaurants that make up the Golden Triangle’s storefront-scale businesses. We have carried CSLB license #910268 and served San Diego’s service areas since 2007.
One Neighborhood, Two Names: University City and the Golden Triangle
University City is also known as the Golden Triangle, a name for the same community bounded roughly by La Jolla and I-5 to the west, Sorrento Valley and I-805 to the east, and Clairemont and State Route 52 to the south, according to University City News’s own community history page. The area holds around 9.5 million square feet of office space, the largest concentration in San Diego County outside downtown, anchored by Westfield UTC and the Governor Drive corridor.Where Our Commercial Work Stops
Because of that scale, we are upfront about the limits of our commercial work. We handle plumbing for small offices, retailers, and restaurants, fixture repairs, water heater service, and leak response at a normal storefront scale, not the multi-story office towers that make the Golden Triangle name what it is. Any job larger than routine fixture and water heater service is scoped and confirmed with the property owner before we schedule it.1960s Original Homes: What to Expect From 60-Year-Old Pipes
University City’s roughly 2,500 acres were acquired from cattle ranchers in 1959, and the subdivision officially began in June 1960, with the first model homes built along Pennant Way, Soderblom, Stresemann, and Honors Drive, according to University City News’s own community history page. The University Corporation’s original developers, Carlos Tavares, Irvin Kahn, C.W. Carlstrom, and Lou Lessor, envisioned the community as housing for UC San Diego faculty and staff. A home from that original development phase is now sixty to sixty-five years old. Original supply piping from that era was typically galvanized steel, which corrodes from the inside out over decades and commonly shows up as reduced pressure at upper fixtures or a pattern of small leaks at different joints over time. Underground, original sewer laterals were commonly clay or cast iron, both prone to root intrusion and cracking at the joints after six decades in the ground. San Diego’s moderately hard water adds ongoing mineral scale on top of that inside water heaters and fixtures, regardless of a home’s age.Residential Plumbing We Handle in University City
For original 1960s homes, that most often means diagnosing galvanized supply lines, checking sewer laterals for root intrusion, and planning a repipe in copper or PEX once a home’s first set of pipes has reached the end of its service life. For newer construction and remodeled properties, it is more likely to be water heater replacement, pressure regulator checks, or fixture upgrades. Across both, we also handle garbage disposal installation and repair, toilet repair, gas piping and gas valve work, and leak detection. California law requires tank-type water heaters to be strapped for earthquake safety under Health and Safety Code Section 19211, worth checking on any unit that has not been inspected recently. our earthquake-strapping guide covers what that involves. Drain cleaning requests in University City are referred to our trusted partner, Drain Mob.Why Courtesy Plumbing
A neighborhood built mostly in one construction era, and split between homes and a major office district, needs a plumber who understands both sides of that. The plumber who shows up in University City carries the same CSLB license #910268 that Tony Misleh has held since starting the company in 2007, and works as part of the same in-house, bonded, and insured team every time, rather than rotating subcontractors.
