- Plumber Mission Valley San Diego
Mission Valley is filling up with people. When the City updated the community plan in 2019, it made room for roughly 28,000 more homes, with much of that planned as high-density housing near the trolley. That’s why this page spends most of its time inside condos, apartments and townhomes. We cover the whole valley, east and west of State Route 163.
Inside a home or unit, we handle water heaters, leak detection and repair, shutoff valves and pressure regulators, faucets, toilets, disposals, tub and shower valves, gas lines and repiping, plus water damage cleanup and drying. Clogged drains are handled by Drain Mob, a separate company we work with.
Water Coming Through the Ceiling? Do This First
In a stacked building, this is the call people dread. Say you walk into the bathroom and there’s water dripping from the light fixture. Here’s the order that limits the damage.
Turn off the water to your unit if the leak could be yours. Many condos have a shutoff for the unit, often in the water heater closet, behind an access panel, or where the line enters the unit. Find it before you ever need it. If the water is coming from upstairs, closing your own valve won’t stop it.
If it’s coming from above, go knock. Your upstairs neighbor may not know anything is wrong. If nobody answers, call your building manager or your HOA’s management company. They can reach the unit or the building’s shutoffs, which a plumber working for you can’t.
Kill the power to that light at the breaker, keep people away from it, and get valuables out of the way. Take photos before anything gets moved. Your insurance company and your HOA will both want them.
Then figure out whose plumbing it is. A failed supply line under your neighbor’s sink is their repair. A leaking pipe inside a shared wall or a riser usually belongs to the association. Something inside your own unit is yours. Once the source is in your unit, or you need the water damage dried out properly, that’s where we come in. Our leak detection work finds where the water is actually coming from, which is often not right above the stain.
One honest note about timing: our hours are 8:00 AM to 5:00 PM on weekdays only. If water is running at night or over a weekend, shut off what you can and call your building’s emergency line first.
Replacing a Water Heater in a Condo
A water heater swap in a condo has a few wrinkles that the same job in a house doesn’t.
Space comes first. Condo water heaters usually live in a small closet, sometimes right against a shared wall or above a neighbor’s ceiling, so a slow leak from a tank can become two units’ problem. If yours is near the end of its life, replacing it on your schedule beats replacing it after it lets go.
Check your association’s rules before the work starts. Some HOAs want to approve the job, see the contractor’s license number and insurance certificate, or limit work hours. A quick email to the management company saves a rescheduled appointment.
The new heater has to meet current code. In California that includes seismic strapping for tank units, and gas models need proper venting. Sometimes the closet that fit the old tank needs changes to fit a new one, and it’s better to know that before the old tank comes out. The water heater installation page walks through the unit types we install.
Mission Valley Plumbing FAQ
Is the water heater in my condo my responsibility or the HOA’s?
In most associations, equipment that serves only your unit, like your water heater, belongs to you. Your CC&Rs are the final word, though, so check them or ask the management company if you’re not sure.
Do you also work outside Mission Valley?
Yes. Neighboring communities like Linda Vista, Clairemont and University City are in our service area too.
Will you unclog a drain while you’re here?
Drain clearing isn’t something we do ourselves. We’ll point you to Drain Mob for that, and take care of the rest of the plumbing in your unit.
