• The original 1950s tract. Supply lines, shutoff valves, and sewer laterals that have all been in the ground or in the walls for about seventy years, which means they tend to reach the end of their service life around the same time. • Bay Park. Grew out of an 1887 subdivision and filled in slowly across many decades, so there is no single building era here and no shared replacement schedule. Two houses on the same street can be thirty years apart.
• Bay Ho. Went up alongside the postwar boom on its own rise above Mission Bay, close in vintage to the original tract, with the same aging original components to keep an eye on.
• Clairemont Mesa West. Built more or less continuously from the 1960s into the 1980s, which puts much of it on copper rather than the older galvanized steel. Here the parts aging out are usually the water heater and the pressure regulator rather than the pipe itself.

The 2025 Community Plan, and Your House

In December 2025 the City Council approved the first full update to the Clairemont Community Plan in more than thirty years, and the mayor signed it into law that January. It makes room for roughly 14,000 additional homes. For most homeowners here, that headline means less than it sounds like. The added capacity is concentrated on large shopping centers and along major streets rather than under Clairemont’s established single-family blocks. If you own one of those houses, nothing about your own system has changed: the pipes are the same age they were last year, and the same components are coming due.

Clairemont Town Square on Clairemont Drive, plus the smaller retail strips scattered through the community, give Clairemont a steady base of neighborhood-scale businesses. No. We work Monday through Friday, 8:00 AM to 5:00 PM, and are closed Saturday and Sunday. We do not offer 24/7 or after-hours emergency service.
