- Plumber Mira Mesa San Diego
Courtesy Plumbing works out of an office on Silverton Avenue in 92126, the same ZIP code that covers Mira Mesa. When a Mira Mesa homeowner calls us, the plumber is coming from just up the road rather than from the other side of the county. We are a licensed residential plumbing company, CSLB #910268, in business since 2007, and the work we handle in this neighborhood covers the full range:
- Water heaters: tank, tankless and heat pump models, repaired or replaced
- Gas lines: replacement of aging gas piping, plus new runs for ranges, dryers and outdoor kitchens
- Valves and pressure: main shutoff valves, fixture stops and water pressure regulators
- Fixtures: faucets, toilets, garbage disposals, tubs and shower valves
- Supply and sewer lines: water line and sewer line replacement, and whole-home repiping
- Leaks and water damage: leak detection, plus cleanup and structural drying carried out to IICRC water-damage standards
Small businesses along the Mira Mesa Boulevard retail strip get the same service at storefront scale. Larger office, lab and industrial buildings in Sorrento Mesa fall outside the work we take on.
Why So Many Mira Mesa Homes Need the Same Repairs
Mira Mesa went up fast. Little was built here until mid-1969, when demand for moderately priced housing brought several major developers to the mesa, and from early 1971 through the third quarter of 1972 Mira Mesa led the entire city in construction activity, according to the City of San Diego’s Mira Mesa Community Atlas. A neighborhood built in a burst tends to age in a burst. Houses on the same street were plumbed by the same crews, with the same materials, in the same couple of years, so their components wear out on roughly the same schedule. That pattern shapes the work Mira Mesa homes need most.
Gas piping. Many original homes still carry galvanized or black iron gas pipe that is now more than fifty years old, and corrosion at the threaded joints is the usual concern. We pressure-test the system, replace sections or full runs as needed, and pull the City plumbing and gas permit the work requires. New lines for a remodel are covered on our gas line installation page.
Main shutoff valves. Original Mira Mesa shutoffs are often gate valves, which close by lowering a wedge into the pipe. After decades of sitting open, that wedge can seize or stop short of a full seal, and owners usually find out during a leak, when the water will not stop. Swapping it for a quarter-turn ball valve is a small job that pays for itself the first time you need to shut the water off in a hurry.
Water heaters. A house from 1972 has been through several water heaters already. San Diego’s moderately hard water leaves mineral sediment in the bottom of every tank, which shortens its life and makes it rumble as it heats. A replacement also has to meet current venting and seismic strapping rules, which an original installation often does not. Our Mira Mesa water heater installation page goes into the details.
Who Owns the Sewer Line Under Your Yard?
The pipe that carries waste from your house to the City main is called the lateral, and in the City of San Diego it belongs to the property owner, along with any roots, grease or debris inside it. City crews will not dig on private property to fix it. Original Mira Mesa laterals are commonly clay or cast iron, and tree roots work their way in through the joints between pipe sections, something modern PVC resists far better.
Two kinds of work come out of this, and we split them clearly. Clearing a clogged or root-filled line is drain cleaning, which Courtesy Plumbing does not perform directly; we hand those calls to our partner, Drain Mob. Repairing or replacing a cracked, collapsed or root-damaged lateral is our work, and we will walk you through the options when a line has reached that point.
What Happens When You Call
- You call (858) 567-0544 between 8:00 AM and 5:00 PM, Monday through Friday. Tell us the symptom and how long it has been going on.
- We sort the call on the phone. If it is a drain clog, we connect you with Drain Mob straight away. If it is ours, we book the visit.
- A licensed plumber inspects the problem and talks you through what was found and the options before any work starts.
- The work gets done, including any City permit the job requires, and the area is cleaned up before we leave.
- Your repair is covered. Repair workmanship and installed materials carry a 30-day warranty from the date of service. The full terms and exclusions are on our repair warranty page.
Mira Mesa Plumbing Questions
Do you work on Mira Mesa condos and townhomes?
Yes, inside the unit: fixtures, the water heater, and the lines and valves serving your unit alone. Shared risers and common-area plumbing usually fall under the homeowners association’s maintenance contract, so check with your association first.
My house still has its original gas piping. Does it need replacing?
Not automatically. A pressure test and an inspection of the accessible runs tell us whether the system is sound, needs a few sections replaced, or is due for a full replacement. If you smell gas right now, leave the house and call SDG&E at 1-800-411-7343 or 911 before calling a plumber.
What does your 30-day warranty exclude?
Drain cleaning and drain-related problems, failures caused by roots or ground settling, damage from water pressure or water quality, customer-supplied parts, and normal wear on fixtures.
Do you cover the areas around Mira Mesa too?
Yes. Our service area includes neighboring communities such as Sorrento Valley, Scripps Ranch and Rancho Penasquitos, along with much of central and northern San Diego.
