Need a Plumber in Miramar Ranch North?

Miramar Ranch North is the half of Scripps Ranch that sits north of Miramar Reservoir, between Interstate 15 and the city limit, and Courtesy Plumbing works on its homes from the water heater to the last fixture. That includes tank, tankless and heat pump water heaters, pressure regulators, main and fixture shutoff valves, faucets, toilets and garbage disposals, gas lines, repiping, leak detection, and water damage cleanup carried out to IICRC water-damage standards. If your home is south of the lake, our Scripps Ranch page covers that older side of the community.

What sets this side apart is timing. The City adopted the Miramar Ranch North Community Plan on March 4, 1980, to guide development here through the year 2000, and building ran well into that window: a single 1991 environmental review near Pomerado Road covered 822 new homes. Most houses here are late 1980s and 1990s construction, which puts them at the age when the parts they were built with start running out.

What Wears Out in a House Built Around 1990?

Homes from this era were generally plumbed in copper, so the corroded galvanized pipe that drives so much work in older San Diego neighborhoods is rarely the issue here. The wear shows up in the parts attached to the pipe instead. These are the parts that typically reach the end of their life in a home of this age:

Part

Signs it is due

What we do

Water heater

Rumbling or popping as it heats, rusty hot water, a damp base

Replace with a tank, tankless or heat pump model that meets current strapping and venting rules

Angle stops and supply lines

A valve under the sink or toilet that will not turn, or weeps when it does

Swap the stops for quarter-turn valves and fit new braided supply lines

Pressure regulator

Banging pipes, a toilet that runs on its own, pressure that creeps up over time

Test the pressure and replace or adjust the regulator

Faucets and toilet parts

Drips that come back, slow refills, a handle that sticks

Replace cartridges, fill valves and flappers, or the whole fixture when it makes more sense

Garbage disposal

Humming without turning, leaking from the bottom

Replace the unit and check the drain connection

San Diego’s moderately hard water speeds most of this along. Mineral scale settles in water heater tanks and builds up on valve seats and faucet cartridges, which is why a 30-year-old house often needs several of these jobs within a few years of each other. Our water heater installation page explains the replacement options in more detail.

Is Your Water Pressure Higher Than It Should Be?

California’s plumbing code requires a pressure regulator when static water pressure is above 80 psi, and pressure beyond that wears out every valve, hose and fixture in the house faster. Miramar Ranch North is built across ridges and canyons that run north to south, with Cypress Canyon running nearly the full length of the community, so homes sit at noticeably different elevations. Water pressure changes with elevation, which means two houses a few streets apart can read quite differently. A neighbor’s number tells you very little about your own.

Checking takes a few minutes. Screw an inexpensive pressure gauge from a hardware store onto an outdoor hose bib, make sure nothing inside is running, and read it. Above 80 psi, you need a regulator. If you already have one and the reading keeps climbing, the regulator is likely worn out. Our pressure regulator installation page walks through how a replacement works.

Detached House, Townhome or Condo: Who Fixes What?

The community plan set aside only about 44 percent of Miramar Ranch North’s homes as single-family detached houses. The rest are small-lot homes, townhomes and apartments, grouped into three villages. That mix matters when something leaks. In a detached house, everything from the meter to the last faucet is yours to fix, and ours to work on. In an attached home, we handle the plumbing that serves your unit alone, while shared lines, risers and common-area plumbing usually fall under the association’s own maintenance contract. A quick call to your HOA before booking saves confusion about who pays.

Shops and offices around Scripps Ranch Marketplace on Scripps Poway Parkway get the same service at storefront scale. The larger buildings in the North Ridge and Mercy business park areas are outside the work we take on.

Miramar Ranch North Plumbing FAQ

My house was built in the early 1990s. Could it have polybutylene pipe?

It is possible but uncommon. Polybutylene was used widely across the country from the late 1970s to the mid-1990s, yet home inspectors rarely find it in California. If you see flexible gray plastic supply lines stamped “PB”, it is worth having a plumber look at them.

Should I replace my water heater before it fails?

If it is the original from the 1990s, or already shows rust or a damp base, planning the replacement is usually cheaper than an emergency swap after a leak in a garage or interior closet. If it is newer and quiet, flushing the sediment and checking the anode rod can buy it more time.

Do you clear clogged drains?

Drain cleaning is not something Courtesy Plumbing performs directly. We refer those calls to our partner, Drain Mob, and handle the repair and replacement side of the plumbing ourselves.
