- Plumber Lake Murray San Diego
Water heaters, leaks, gas lines, fixtures, valves, pressure regulators, and the water damage that follows when one of those fails without warning. That is the work on the streets around the reservoir. Below is what we take on here, and a straight answer to the question that comes up more than any other once a heater passes its tenth year.
What the Job List Looks Like Here
Tank water heaters on gas, propane, or electric, installed and replaced. Water pressure regulators, tested when fixtures start behaving oddly and replaced when they have drifted. Whole-house shutoff systems. Faucets in kitchens, bathrooms, and laundry rooms. Garbage disposals. Toilets, repaired or swapped out. Water and gas valves along the supply lines. Gas piping installed, repaired, and sized properly for the appliance it feeds, including outdoor runs for grills and fire features. If water has already reached flooring or drywall, the drying and restoration work side is handled to IICRC standards. Drains are the one thing we do not clear ourselves; that work goes to Drain Mob, the partner we refer it to.
Repair or Replace: the Water Heater Question
This is the call we are asked to make most often around the lake, and the honest answer depends less on the symptom than on the tank’s age. A tank heater has roughly ten to fifteen years in it. Under eight, most faults are worth fixing. Past twelve, a repair buys you time on a unit that is going to need replacing anyway, which is why a four-hundred-dollar fix on a fourteen-year-old tank is usually four hundred dollars spent twice.

What you are seeing |
Usually a repair |
Usually a replacement |
|
No hot water, gas unit |
Thermocouple, igniter, or gas valve |
Only if the tank is also past its years |
|
No hot water, electric unit |
Heating element or thermostat |
Only if the tank is also past its years |
|
Rumbling or popping while heating |
Flush the sediment out first |
If flushing does not quiet it and the unit is old |
|
Rust-coloured hot water |
Anode rod, if caught early |
Tank corroding from the inside |
|
Damp patch at the fittings on top |
Connection or valve |
Not on its own |
|
Water pooling under the tank |
Nothing. The tank has failed |
Yes, and sooner rather than later |
Sediment is the reason so many of these decisions arrive early. San Diego County water runs moderately hard, and the minerals settle at the bottom of the tank where the burner is trying to work through them. That is true everywhere in the county, including here, despite the reservoir and the Alvarado Water Treatment Plant being close enough to see. Proximity to the city’s water system does not change what arrives at your fixtures.
Two Things Worth Checking Before You Call
Find your main shutoff and turn it, now rather than during an emergency. On most houses around the lake it is at the front of the property or in the garage. A valve that has not moved in fifteen years often will not move when you need it to, and knowing that in advance is worth more than knowing where it is.
Then read the data plate on your water heater. The serial number encodes the build date on most brands, and the age it gives you is the single most useful thing you can tell us on the phone. It changes the conversation from guesswork to a decision.
Where Lake Murray Actually Puts You
Lake Murray is a City reservoir inside Mission Trails Regional Park, not a neighbourhood in its own right. The streets people mean by it belong to San Carlos and Del Cerro, and La Mesa takes over on the eastern shore. That matters for more than the postal address: these streets were not built as one tract in one year, so unlike a single-wave subdivision there is no common build date to reason from, and equipment age varies house to house. Give us the address as Lake Murray and we will know where you are. We also cover the storefronts and small offices along Lake Murray Boulevard at ordinary small-business scale, though centre-wide and property-management work is not something we take on. We work Monday to Friday, 8:00 AM to 5:00 PM, under CSLB licence #910268, and we are closed weekends.
FAQs
How do I find out how old my water heater is?
The data plate on the side carries a serial number, and on most brands the first four digits encode the month and year it was built. If the plate is unreadable, the model number will usually let us date it from the manufacturer’s records.
Is flushing a water heater actually worth doing?
On a unit that has been flushed regularly, yes, it keeps sediment from insulating the burner and shortening the tank’s life. On a fifteen-year-old tank that has never been flushed, it can occasionally do more harm than good by disturbing deposits that were sealing small weaknesses. Age decides it.
The water pressure in my house changed suddenly. Is that the regulator?
Often, yes. A pressure regulator that fails tends to go gradually rather than all at once, and the symptoms show up as fixtures behaving differently from each other. It is a cheap component to test and a much cheaper one to replace than the appliances it protects.
