- Plumber Sorrento Valley San Diego
Most of Sorrento Valley is business parks, but a few thousand people live here too, in condos, townhomes and single-family houses on the ridges near Los Peñasquitos Canyon. Courtesy Plumbing works on those homes. Below we answer a question people often ask about the area, then walk through a job every owner here eventually faces: replacing the water heater.
Is Sorrento Valley Part of Mira Mesa?
Partly. Sorrento Valley doesn’t have a community plan of its own; the City divides it among three planning areas, Mira Mesa, Torrey Pines and University. The Torrey Pines plan lists industrial land in Sorrento Valley as one of its main land uses, and the Mira Mesa plan takes in Sorrento Mesa, the office district on the mesa above the valley. The ZIP code is 92121. For the older neighborhoods to the east, see our Mira Mesa page.
Where People Live in Sorrento Valley
The valley was originally zoned for industry. Building Interstate 5 through it in the 1960s and 1970s brought offices and industrial buildings, and those grew into the tech and biotech district it is today. Housing came later and in pockets, mostly on the ridges along Sorrento Valley Boulevard and toward the canyon on the north side: Spanish-style condos and townhomes with shared pools and parking structures, plus a smaller number of single-family houses. Real estate listings date the condos to the late 1990s and the townhomes to the 2000s and early 2010s, which makes this one of the younger residential areas we cover.
In a home that young, the pipe in the walls is seldom the problem. The things that wear out first are the parts with a tank, a diaphragm or a moving seal: water heaters, pressure regulators, toilet fill valves, and the braided hoses that feed faucets and toilets.
Replacing a Water Heater in a Sorrento Valley Condo or Townhome
- Check what you have and where it sits. The label shows the manufacture date, the capacity and whether it runs on gas or electricity. Note where it’s installed, whether that’s the garage, a hall closet or a utility nook. In an attached home, that location decides how much room there is for a different type of heater and where water goes if the tank ever leaks.
- Choose the type. We install tank, tankless and heat pump water heaters. Swapping a tank for a tank is the simplest job. A tankless unit needs a gas line big enough to feed it and its own vent to the outdoors, so in a condo or townhome the vent route is often what settles the question. A heat pump model needs room and airflow, isn’t suited to a small closed closet without ventilation planning, and may need a new electrical circuit.
- Check your HOA rules if anything changes outside. When a new vent or line would pass through an exterior wall or the roof, your CC&Rs or the association’s architectural rules will tell you whether the board has to sign off first. Ask before the work is scheduled, not after.
- Get the right permit. San Diego’s simple no-plan permit covers swapping one tank heater for another. Going tankless doesn’t qualify, so that job needs a plan permit. Either way, we pull it and the City inspects the finished work.
- Strap it. California Health and Safety Code Section 19211 requires new, replacement and existing residential water heaters to be braced, anchored or strapped against earthquake movement. If you ever sell, you have to certify to the buyer in writing that the heater complies, so getting the straps right during the replacement saves a scramble in escrow.
